DEFINITION OF TERMS
1. APPROVAL APPLICATION: A form entitled EXTERIOR OR IMPROVEMENT CONSTRUCTION REQUEST FORM. This form must be completed and submitted to the SFPOA office with the appropriate processing fee. (see front side)
2. PENALTY FINE: If the project is started before it is approved, a fine of ONE HUNDRED DOLLARS ($100.00) will be charged in addition to the processing fee. A permit is required to cut down any live tree with a trunk diameter of four (4) inches or more when measured four (4) feet above the ground. The unauthorized removal of a tree (s) will result in a TWO HUNDRED ($200.00) (per tree) fine.
3. COMPLETE SET OF PLANS: An architect’s drawing of your proposed construction, or if it will be "designed on the job", a carefully drawn set of pictures showing how the project will look from all directions including construction details. All drawings must be a ¼ " to 1’ scale.
4. INCLUDING ELEVATIONS: Drawings, which indicate a view of the project, showing how it sits on the land. If your lot has a slope, one of the elevations must show the relationship of the project to the slope. If you have a lake lot and the project will be on or near the water, you must show the relationship between the project and the surface of the water and the shoreline. These need to be as accurate as you can make them. Your builder or architect should supply these to you.
5. PLOT PLAN: A "plot within a plat". A drawing done by a surveyor, architect, or engineer, which shows the outline of your lot and the placement (to scale with dimensions noted) of your house and any other construction (docks, decks, retaining walls, etc.) currently on your lot and the new request. It is very important that the distance between your request and the four lot lines and between your request and the nearest wall (s) of your house be clearly indicated. This should be available from your lender. If not, you will have to pay a surveyor to supply one. You may draw the "extra" construction yourself.
6. SPECIFICATIONS: The materials with which you will build your request, their color and design.
7. NATURAL DRAINAGE: A permit is required only when installing new retaining walls or changing existing retaining walls or grades. Natural drainage flows shall not be blocked in any way by any improvement on any lot.
8. DENIED: This means we said no. We are always willing to work with you to help you change your request so we can approve it if possible. We really do not like to say no, but we have to consider the rights of your neighbors too.
9. APPROVED: Go ahead with the project and complete within six (6) months.
10. TABLED FOR LACK OF INFORMATION: This means you did not give us enough information. It is in your best interest to provide us this as soon as possible.
